How To Move on a Budget

As anybody who has ever bought a house before knows, real estate is quite expensive! Many buyers, although elated that they’re about to be homeowners (either for the first time or in new digs), also realize that they need to budget carefully for their move so they don’t get overextended during their new-home honeymoon.
What do you need to know in order to be able to move on a budget — and get it all done without losing your mind? Here are things to consider.

The economics of moving your household are pretty simple: If you have the time to do it all yourself, then you won’t have to spend any money. Or, if you have enough money to pay for other people to move you, then you won’t have to spend any of your own time.
So the first thing to think about is how valuable your time is and how valuable your money is right now. This will likely be different depending on your life stage, what you do for a living, and how much t; ...

30 Way to Make Your Home Energy-Efficient

Not too long ago in our country’s history, talking about making your house “greener” might get you labeled a hippie tree-hugger. But times change, and as gas, electricity, and water prices creep up, more and more homeowners are seeing the (strong) advantages that come with considering the environment when you make decisions about your household. Are you interested in making your home more energy-efficient — and saving money in the bargain? You have a lot of options, from cheap to expensive, so read on to discover whether there are some big (or small) energy-saving opportunities that you’re missing.
GET AN ENERGY AUDIT
Most utility companies offer an energy audit, oftentimes for free: They’ll send an expert out to your house to take a look at all your appliances, your lights, your windows, your doors, and more — then make recommendations for changes you can make that will save energy (and money) every month. If you want a personalized rundown o. ...

4 Ways to Maximize Your Living Space!

Since the real estate bubble burst, people all over the country have started doing more with less square footage. Here are a few simple tips for getting the most out of your humble abode.

Use walls and ceilings.

Optimize your floor space by getting as many things as possible off of it. Hang your bicycle from the wall or ceiling. Install shelves for books and other items over doorways and, if possible, in walls themselves. Use the space above your kitchen cabinets for unused appliances, empty boxes, and china sets. Take advantage of corners, which are underused and provide a lot of storage space if used properly.

Brighten things up!

The more light you let into a room, the more spacious it will appear. If you have access to natural light, take advantage of it with sheer window curtains. If not, be sure each room is well-lit with lamps, chandeliers, and sconces. When it comes to painting, darker shades tend to impose on space. Instead, opt for lighter, softer shades, using b. ...

5 Steps You Must Take Before Investing in Real Estate!

If you’ve been thinking about investing in real estate, getting your finances in order before you start searching for properties and scheduling appointments will save you from money headaches in the long run.
A real estate investment could be one of your largest investments, and unless you have cash ready to invest, you’ll need a plan for financing and a plan for cash flow in the future. Here’s what you need to do before heading out to property shop:
1) Create A Financing Plan
If you have strong credit, consistent W-2 income, and a sizeable down payment, traditional financing could be your best option for your first real estate investment since interest rates are typically low and the terms are attractive. Figure out how much you can afford based on your current expenses, and how much cash you’ll need to have on hand for renovations and upgrades. Make sure you know where your liquid funds will come from to improve your chances of landing a good deal. Wi; ...

Home Buyer's Guide to Choosing the Perfect Property!

Daydreaming about owning your own home is one of the most intoxicating practices known to modern man, especially now that HGTV and all the house flipping shows make it look like a cake walk. But when the time comes to actually put your money where your daydream is, it can be challenging for first-time buyers especially to understand how a home that doesn’t currently come anywhere close to “dream” status could be whipped into shape — and how a home that they think is perfect now will end up feeling like a mistake in a couple of years.
To avoid that unfortunate scenario, first-time buyers will need to think carefully and weigh all of their options. After considering all of these factors, you’ll be well-prepared to choose a house that feels like home today and for years to come.
PRICE
First and foremost, you need a home that you can afford. There’s no sense in deciding that you must have four bedrooms when the most you could afford in your market is . ...
